Closing Costs to Expect:

  • Lender fees include application fee, flood certification, appraisal fee, discount points (if applicable), preparation and establishing an escrow account.
  • Third-party fees include charges for home owners' insurance, title search, notary fees, conveyancing fees, and over night delivery charges.  Property inspection fees are typically paid when the inspection is done.  Typical inspections are Home Inspection, Radon Test, Wood Infestation Inspection, and Water Quality and On-Site Septic Inspections where public systems are not present. 
  • Government fees include deed and mortgage recording and state & local  transfer taxes.
  • Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, home owners' association dues where applicable, and occasionally private mortgage insurance (PMI).
