Getting the Highest Price for Your Home
Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately.
- Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
- Municipal certifications are the fees charged for water, sewer and tax certifications by your township or borough.
- Use and occupancy permit if required by your municipality.
- Homeowners/condo association documents and resale certificate if applicable.
- Taxes include state and local transfer tax, and capital gains tax (if applicable...consult your tax preparer for more information).
- Miscellaneous costs may arise from correcting problems found during the home inspection or from the Use and Occupancy inspection.
- Settlement costs such as notary fees, overnight delivery charges and conveyancing fees.
Seller's Home Inspection Checklist:
- Make sure all interior and exterior light fixtures work.
- Provide access to the furnace, water heater and electric panel.
- Install a new furnace filter.
- Ensure that windows operate smoothly.
- Replace all damaged window screens.
- Tighten all doorknobs and tighten or repair all handrails.
- Clear the way to the attic access panel or pull-down, especially in a closet.
- Be sure that there is a minimum of one smoke detector per floor.
- Remove window security screws, or provide keys for window security locks.
- Provide keys or unlock sheds and out-buildings.
- Adjust the downward pressure of the automatic door opener.
